One or two representatives from the Magnolia Point Community Association will drive through our community at least once a month to inspect the entire property and report any violations. Those violations will result in a letter to the homeowner explaining the problem and stating a reasonable time for compliance.
Uncorrected covenant violations will initiate a hearing by a peer panel of homeowners. The panel's proceedings are authorized, required and directed by Florida statues and it could result in a fine of up to $1,000 for non-compliance.

The Covenants & You
The Declaration of Covenants is a legal contract between the Developer and the buyer that specifies certain rights, liabilities, and commitments governing the use and occupancy of the property. The Declaration of Covenants runs with the land, is conveyed to new owners at closing, and Florida law presumes that each owner and all subsequent owners of the property have knowledge of its provisions.
Community Handbook of Covenants
Every homeowner should have the Magnolia Point Community Handbook of Covenants and Guidelines. This document is found on this website under the “Governing Documents” link. If desired, a hardcopy can be obtained from Lifestyles Realty Web, the Community Manager’s Office, with contact information above.
